PROPERTY ADMINISTRATOR
The bailiff may practice as a property administrator (property management, management agents for co-owned properties) under various conditions prescribed by the professional status of bailiff.
Bailiffs are able to do so thanks to a combination of a high level of academic training, an in depth knowledge of the local population and the regional economy, and are able to respond to the demands of owners or co-owners wishing to benefit from their appropriate skill set in order to optimize any services required.
MANAGEMENT OF BUILDINGS AND APARTMENTS
- advice
- looking for tenants
- checking applications
- rental valuation
- drafting reports on the state of the premises, either in the presence of the parties or, if necessary by certified report of a statement of facts
- drafting leases
- rent collection
- breakdown and collection of charges
- checking maintenance of the premises (work)
- drafting and issuing different types of notice periodss
- monitoring litigation cases and actions for recovery, termination and monitoring any type of proceedings if necessary
- preparing specific interim property tax returns
MANAGEMENT OF PROFESSIONAL, COMMERCIAL AND INDUSTRIAL PREMISES
- advice

- monitoring any specific inherent legal difficulties (notice periods, renewal, termination etc.)
- technical monitoring
- invoicing and rent collection
- tax monitoring (V.A.T., income from property)

PROPERTY MANAGEMENT
Management of a co-owned property especially that demanded by the law and Decrees currently in force :
- holding general meetings
- fixing budgets
- call for funds
- property management company accounting
- keeping annual accounts of charges
- monitoring (repairs and major work maintenance)
- recovery of unpaid debts monitoring litigation and legal procedure
The bailiff also gives advice and assistance to volunteer organisations;
The court may nominate a bailiff as an administrator to a co-owned property which either does not have a property management company, or cannot be managed at the time because of any particular complication
